Area development of Schapenweide, Bilthoven with 450 homes and life sciences businesses
The Municipality of De Bilt and the Dutch Central Government Real Estate Agency (Rijksvastgoedbedrijf) have signed a purchase agreement for the development of Schapenweide in Bilthoven. Following the development framework established last year, this marks a significant step forward for the area. In addition to 450 homes, the plan includes space for life sciences businesses.
Schapenweide
Schapenweide covers 13.3 hectares and is located near the village centre of Bilthoven, adjacent to the Houdringe and Beerschoten estates and the Panbos nature area, a popular destination for both recreation and sport. The area will feature a broad mix of rental and owner-occupied housing, catering to a wide range of residents. Alongside the 450 homes, the development framework allows for 25,000 square metres of life sciences business space.
Few available sites in De Bilt
Schapenweide is one of the few remaining development locations within the Municipality of De Bilt. The local housing market is extremely tight, making it difficult for people to find suitable accommodation. The Central Government Real Estate Agency and the Municipality of De Bilt have worked constructively together to create a development framework for Schapenweide, after which AM was selected as the purchaser through a joint selection process.

We are confident that, together with AM, we can create a neighbourhood for the future.”
Inventum site and more
AM previously developed the former Inventum site in Bilthoven and is active in several other projects across the region, including the Merwedekanaalzone and Leidsche Rijn in Utrecht, as well as Hoef en Haag in the municipality of Vijfheerenlanden.
In the coming period, the development vision for Schapenweide will be translated into concrete plans, in close dialogue with stakeholders. Interested parties are welcome to register, including those who wish to contribute ideas.
